General Requirement of Tenant
Land Use
  1. Not to use or permit or suffer the use of the Premises or any parts there or for any purpose other than such purposes as are specified in the First Schedule of the Tenancy Agreement.
  2. Not to alter or demolish any building or structure erected on the Premises without the prior consent in writing of the Director.
  3. Not to assign, mortgage, charge, demise, underlet, part with the possession of or otherwise disposed of the Premises or any part thereof or any interest therein or enter into any agreement so to do.
  4. Up-keeping the boundary and fences in good and tenantable condition.
  5. Not more than 10 square metres shall be used for the residential accommodation of a watchman or caretaker employed by the Tenant on the Premises and not more than 10% of the said total gross floor area shall be used for office purposes only.
  6. Tenant shall not display, erect, cause or permit to be displayed or erected any advertising sign, bill, placard or notice on the Premises.
Environmental Obligation
  1. No materials, earth, refuse, debris, spoils of whatever nature, pollutants whether liquid or solid, untreated sewage or other effluent or waste matter of any kind shall be deposited in the sea or upon the foreshore or sea bed.
  2. the Tenant shall prevent any spilled materials from entering the surface water drainage system and prevent contamination of the sea at its own cost(s) by, inter alia, providing, installing, operating and maintaining stop-logs or interceptors in the surface water drainage system and at the marine frontage area, respectively, or as required by the licence.
  3. Operating and maintaining the premises in accordance with the EIA Report and EP.
  4. Tenant shall not install or permit or suffer to be installed upon the Premises any furnace, oven, chimney or flue or any other combustion equipment that might result in, cause or contribute to the discharge or emission of any pollutant or any noxious, harmful or corrosive matter.
  5. Tenant shall not operate the plant/equipment causing noise pollution.
  6. Tenant shall at its own cost(s) separate, collect, discharge and send all process or industrial wastewater to water treatment facility for treatment to the standard required for discharge into a sewer leading to the sewage treatment works at Pillar Point or other treatment works specified in the licence.
Administrative Obligations
  1. Tenant shall submit quarterly report certified by the tenant in respect of the waste reprocessed/recovered/ recycled in the premises.
  2. ET will audit the performance of Tenants in terms of compliance with their Tenancy Agreement and the Environmental Permit monthly.
